With pre-negotiated underwriting terms and conditions based on long- term experience with municipal construction projects, we are offering MIIA members a comprehensive solution featuring innovative coverages, customizable options, local support and simplified implementation. No matter the size or complexity of the building project, this program offers a customized approach to address the unique exposures at every phase of the process.

Together with Hanover, the MIIA BuildPro program offers expansive risk management solution resources, education and on-site support from construction experts who understand the unique requirements of the municipal market. From the planning stage to completion, the MIIA risk management team has the expertise and tools to guide members through every aspect of the project with the general contractor, and project manager including: project scope, onsite inspections, OSHA regulations and much more.

Phase 1 – Planning

Phase 3 – Construction
(Duration based on scope)

Role of OPM:

  • Timely status reports to owner
  • Quality Control Inspections – elimination of potential defects
  • Compliance with established daily inspectional protocols
  • Compliance with project milestones for completion and successful coordination of trades

Loss Control Inspections:

  • OSHA compliance
  • Security Plan/Site Protection

  • Temporary Heating provisions to protect plumbing
  • Review of any structural losses during construction phase to ensure satisfactory remediation and prevent carryover to ultimate property insurer

Phase 4 – Transition
(3 to 6 months in duration)

Commissioning:

  • Avoid post-acceptance disputes with comprehensive commission testing to ensure compliance with building standards

Certificate of Substantial Completion & Certificate of Occupancy:

  • Requires close interaction between OPM, Owner/ Member, Builder’s Risk Insurer and ultimate Property Insurer (MIIA) to ensure continuity of coverage

Loss Control Inspection:

  • Review of outstanding punch lists
  • Identification of losses during construction and validation of satisfactory remediation
  • Required step allowing property to come off Builder’s Risk Insurer to Master Property Insurance Policy

Transition of property from Builder’s Risk Insurer to Master Property Insurance Policy (MIIA)

KEY CONSIDERATIONS FOR PHASE IV TRANSITION.

Discussion:

  • As the construction phase winds down and the project is close to completion, it is imperative that all parties to the project stay in close communication to ensure a smooth and timely transition of insurance coverage off of the Builders Risk Policy and onto the Master MIIA Property Policy
  • Owners, OPMs, and General Contractors all need to be aware that key project milestones and inspections may influence which policy responds to a potential loss
  • Close contact and frequent communication with MIIA Account Managers is necessary to prevent premature termination of the Builders Risk policy before it is ready to be added to the MIIA Master Property Policy
